  • Mortgages in forbearance remained steady over Thanksgiving

  • The number of mortgage loans in forbearance stayed constant from the previous week at 5.54 percent, during the week ending November 29, 2020, according to the Mortgage Bankers Association’s (MBA) weekly forbearance and call volume survey.

    Loan servicers that saw a decline in loans in forbearance during this period included Fannie Mae and Freddie Mac, which dropped by two basis points to 3.34 percent of loans, and independent mortgage bank (IMB) servicers, which saw a decline of loans in forbearance by one basis point to 6.02 percent.

    Ginnie Mae loans in forbearance, on the other hand, increased from 7.93 percent the previous week to 7.89 percent. Portfolio loans and private-label securities (PLS) in forbearance likewise increased, from 8.63 percent the week prior to 8.70 percent. Loans in forbearance for depository servicers saw a modest increase by 1 basis point to 5.48 percent.

    “After two weeks of increases, the share of loans in forbearance was unchanged for the week that included Thanksgiving,” Mike Fratantoni, senior vice president and chief economist at MBA, said in a statement. “A small decline in forbearances for GSE loans was offset by increases for Ginnie Mae and portfolio loans. While new forbearance requests declined for the week, exits slowed to a new low for the series.”

    The number of forbearance requests as a percent of servicing portfolio volume declined week over week from 0.11 percent the week before to 0.08 percent.

    A total of 19.81 percent of loans in forbearance were at the initial forbearance plan stage, 77.9 percent were in a forbearance extension and 2.29 percent were forbearance re-entries.

    “The job market data for November showed an economic recovery that was slowing in response to the latest surge in COVID-19 cases,” Fratantoni said in a press release. “It is not surprising to see the rate of forbearance exits slow, as households that needed forbearance assistance in October may be in even greater need now.”
